Green light for multi phased mixed-use neighbourhood in Solihull

Unanimous approval granted for a landmark mixed use scheme.

Plans to transform Mell Square in Solihull have taken a major leap forward, with unanimous approval granted for a landmark mixed‑use scheme delivering up to 1,600 new homes, as well as new retail and public spaces.

EDGE, a leading multi-disciplinary property and construction consultancy, has supported developer Muse as the Project Manager in shaping the transformational masterplan, now named Holbeche Place.

Holbeche Place forms part of Solihull’s long‑term investment strategy, aiming to re-energise the town centre and create a vibrant new neighbourhood. The development will bring forward a diverse range of homes – build‑to‑rent, affordable and open market – to attract young professionals, families and downsizers to the heart of Solihull.

Independent retailers, alongside other local amenities, will benefit from 57,049 sqm of new space. This will strengthen Solihull’s offer as a shopping destination and support a more resilient high street.

On top of this, the project will also introduce two new public spaces – Drury Gardens and Poplar Yard – to create a lively central destination for people to meet, relax and socialise.

Following the unanimous planning decision, focus now turns to the delivery of phases 1 and 2 and getting started on site.
