EDGE is appointed by Telereal Trillium to deliver Project Manager, Quantity Surveyor & Principal Designer duties for the demolition of an existing 8-storey office block in Kidderminster City Centre.
The key feature and challenge of the scheme is the building’s proximity directly above an existing major watercourse; the River Stour. Additionally, the site is highly constrained as it is surrounded by public highways on all four elevations. Upon completion, it is imperative that the existing podium structure & adjacent roads constructed above the River Stour, retain their structural integrity.

Our duties included a full project management service including programming, contractor procurement & liaison, compilation of the Employer’s Requirements documentation, coordination of the project team and specialist consultants, development of all project documentation for inclusion in legal agreement, including Demolition Method Statement, Specification of Tenant’s Works and consultant appointments and warranties. Our role also included liaison and consultation with the Environment Agency, to ensure that the demolition methodology and scope of works would not unduly impact upon the condition of the existing watercourse, culvert and associated structures, culminating in the successful obtaining of a Flood Risk Activity Permit.
Added Value
The main challenge of our role was to facilitate coordination of key project documentation between the various stakeholders, all for inclusion in the complex legal agreements between the Client and Wyre Forest District Council. We proactively engaged with all stakeholders, including both the Client’s and Landlord’s legal advisors, to ensure full coordination of the technical documentation, for inclusion with the legal agreements. We were also integral in the procurement of a specialist pre-demolition culvert survey, to include a 360-degree visual ‘walk-around’.
