EDGE were appointed in March 2018 as Employer’s Agent, Quantity Surveyor, Principal Designer and Building Services consultant on a new 3-storey office building totalling 45,000 sq.ft, to include open-plan and cellular offices, break-out & staff welfare spaces. The scope of the external works also includes new hardstandings, drainage and external lighting throughout, plus the demolition of existing units.

Our duties included cost planning, compilation of the project budget, assistance with the procurement/selection of the project team and specialist consultants, programme advice, compilation of the Employer’s Requirements documentation, coordination of the design team, negotiation and procurement of the Main Contractor, and a detailed Value Engineering exercise. We are also appointed for post-Contract services, to include contract administration, project progress meetings, monitoring progress (including M&E) and cost reporting, undertaking monthly valuations, management of variations, liaison with project stakeholders, coordination of project snagging and project handover process and agreement of final account.
EDGE are also responsible for the design coordination and progression of the Category B fit-out & Hillarys ICT packages, which are both integral to the success of the scheme.

Added Value
To date, we have provided an enhanced Employer’s Agent service that extends beyond core consultancy tasks. The main challenge of our role was to manage the transition in both the procurement route and ownership of the scheme, from the original developer & Lease agreement, through to the current Client land purchase & Freehold agreement. This has required extensive liaison between both the existing landowner and the Client, in addition to their respective legal representatives.
