This project comprised a new build community hospital providing approx. 2,100m² of accommodation over three stories. The building was constructed at the front of the existing St Luke's Hospital site with a linkage in to the existing hospital buildings. The project was procured via the SCAPE EMPA Framework and our appointment was a direct appointment with NHS Property Services via a competitive tender.
Prior to our involvement, the project had previously been developed to RIBA Stage 3 but had been put on hold due to affordability issues and changes within the Client’s organisational structure. Upon our appointment we produced a value engineering schedule to explore all options to mitigate the circa £500k “overspend”. To enable informed decisions to be made as to which opportunities should be taken, we facilitated a workshop evaluating each of the options against set criteria which included: impact on clinical service, impact on patient pathways, impact on operation and maintenance, life cycle costs and planning risk. This approach enabled the Client teams to select the most appropriate route to affordability with minimum compromise to their scheme.
